Bear Creek RV Park Rules
Park rules are strictly enforced.

REGISTRATION AGREEMENT:
Must show valid ID upon reservation (email copy)
Long term customers will be subject to a background check

All recreational vehicles must be in good repair with current registration and must be no older than 15 years.
All RV’s must be self-contained.
No Drop Off Guests; you must own your own tow vehicle; you cannot have your RV towed in by someone else.
CHECK OUT TIME IS AT NOON
RESERVATION FEES/RENT:
All payments for rental of space are due in advance; space renewal is due at noon on the day owed and must be paid on time. Late payment can result in termination of occupancy.
Rent is due on the first day of the month, (pro-rated rent will be adjusted according to initial rent date, followed by regular 1st of the month rent due). If rent is not paid, a 10% late fee will be charged.
If you wish to extend your stay beyond your reservation, please call (918) 772-8155 as soon as possible because it may not be available.
All rents and reservation fees are non-refundable, including early departure.
MONTHY RENTAL:
Rent is due on the first day of the month, (pro-rated rent will be adjusted according to initial rent date, followed by regular 1st of the month rent due). If rent is not paid, a 10% late fee will be charged. Continuous late payments may result in termination of occupancy.
Long term rentals are subject to a background check.
A one time deposit of $150 is required for long term rentals.
CANCELATION RULES:
NO refunds for early departure.
Overnight site cancellations made within 48 hours of the reservation start date will be charged one day rental fee.
Cancellations made before 48 hours of the reservation start date, deposits will be refunded minus a $20.00 cancellation fee.
Cancellations made before 14 days of the reservation start date will be refunded minus a $20.00 cancellation fee.
QUIET HOURS:
10:00 PM to 8:00 AM (no generators allowed at all). Please be considerate of others with TV, radio, stereo, phones/devices, pets, and loud conversation. No outside lighting is to be left on after 10:00 PM. We want Bear Creek RV Park to be a place of quiet, rest, and relaxation for our occupants.
(Generators are only allowed to be used in case of an emergency, including power outages)
AUTOMOBILES:
Must be parked in designated parking areas only. No more than (2) two vehicles are allowed per rental space. Any vehicle parked in a vacant site will be charged for the space at the current daily rate. Vehicle repair is prohibited in the Park at all times. Only standard, manufactured car and/or motorcycle covers may be used; no tarps.
NO CAR WASHING: No vehicle, RV, or trailer washing is allowed.
OCCUPANCY: Only one RV per space is allowed.
SPEED LIMIT: is 5 mph. Please drive carefully and watch for other occupants, pets, and bicyclists.
BICYCLES: are prohibited in the entryways of any buildings.
PETS: Well behaved pets are welcome but must be supervised by owners at all times. Pets must stay on a 6’ leash and be accompanied at all times by owner. No pets are allowed in laundry, or restroom area. Pets are not to be left unattended outside at any time. All animal waste is to be cleaned up as soon as deposited anywhere in the Park, including the occupant’s space. The Park reserves the right to deny the keeping of any pet if the Park finds the pet to be a problem. The owner takes full responsibility for their pets. Complaints of excessive barking or aggression may result in your removal from the park. Only temporary pet runs and/or cages are allowed. Limit of 2 pets per space.
MINORS: Must be supervised at all times by parent or guardian who is liable for all damages to the property of other guests or property of the park.
GUESTS: are the responsibility of the registered occupant. Please make sure your guests are informed and aware of the Park rules and abide by them. NO parties, or loud and rowdy behavior.
DRUGS/SMOKING/ALCOHOL: NO Marijuana, NO smoking or vaping, NO alcohol, NO narcotics allowed in the RV Park.
MAINTENANCE OF SPACE: No boats, boat trailers, or two-wheel trailers or storage. No alteration of the space is allowed; no fencing, sheds, decking, pools, landscaping, etc. (without written permission from the manager). Cleanliness of the Park is important to us. Nothing is to be stored outside or under the RV except outdoor equipment, such as patio-type furniture, grills, coolers (no appliances of any kind outside). All trash is to be placed in our trash dumpsters located at the front of the park. No trash is to be stored on the space. All awnings, attached or free-standing must be in good condition. No combustibles are to be stored under the RV or on the space at any time.
UTILITIES: State code mandates no extensions cords can be plugged into the Park electrical receptacle. One power cord (not to exceed 35 feet in length) from the RV to the receptacle is all that is allowed. If you have a 50 amp power cord, you must plug into a 50 amp receptacle; 30 amp cords to a 30 amp receptacle.
***The use of space heaters is prohibited.***
PROPANE: All propane tanks must be stored inside the RV as provided by the manufacturer; extra propane tanks must be stored at back of space; no storage of any propane tanks under the RV including the area under a 5th wheel hitch; all propane tanks must be secured.
WOOD BURNING AND TRASH BURNING: is prohibited at all times.
COMPLAINTS: All complaints must be submitted in writing or by email (bearcreekrvpark@gmail.com. Complaints will be responded to during normal business hours.
